Grind and Seal, explained
Grind and seal keeps the concrete as the finish. The surface is diamond-ground to take off the top layer and even it out, then sealed so it stops dusting, resists stains and picks up a clean sheen.
It suits big open spaces where a full coating is not needed, like the commercial rooms and hallway in our photos, and it is also the same grinding we start every coated floor with.

Grind and Seal FAQ
What is the difference between grind and seal and an epoxy coating?
Grind and seal leaves the concrete itself as the finish, ground and protected by a sealer. An epoxy coating puts a new colored layer on top. Grinding comes first in both.
Is grind and seal only for commercial buildings?
No, it works anywhere with a sound concrete slab. It is common in commercial spaces because it covers large areas with a clean, low-maintenance finish.
How long does it take?
Most garages are done in a couple of days. One of our customers put it this way: “they transformed my garage floor in just 2 days.” We will give you a timeline for your space when we quote.
Do you work outside Phoenix?
We work across the Phoenix area. Call or text (480) 878-9046 with your address and we will tell you straight away.
How do I get a price?
Send the form on this page or call (480) 878-9046. The size of the space and the condition of the slab decide the price, so every job is quoted on its own.
